Thoughts on the Future of the Real Estate Market

You hear it everywhere. The baby boomers are starting to retire. The stock market and real estate market will suffer as money is pulled out. This hardly seems true for real estate.

Thoughts on the Future of the Real Estate Market

Baby boomers are those individuals born during the period from roughly 1945 to 1964. Following World War II, peace and economic prosperity occurred for roughly twenty years. Along with this came an explosion in the birth rates in the United States. This increase in birth rates created a bulge in the overall population, to wit, the baby boomer generation.

As economists and pundits look to the future, they worry about what will happen when baby boomers move out of the job market. Who will replace them? What happens to their money? Will the drain on the stock market from 401k distributions wipe out the stock market? What about real estate where baby boomers are starting to pass their peak earning years? Is everything going to crash? No.

The first reason the real estate market will not die is the boomers. They do not just disappear when they retire. Most are continuing to invest in real estate as they start receiving retirement distributions. In 2004, this fact was evidenced by the fact that of all home sales, 35 percent were for second homes. Clearly, the boomers will remain active for some time.

There is also a new generation starting to be introduced to the real estate market. While it is true that baby boomers are the largest population bulge we have seen, one has to keep in mind that the boomers had their own offspring. The second largest population bulge we have seen are these children. They are now entering there twenties and thirties, which means they are entering the real estate market as buyers - often borrowing from their parents for down payments.

Immigration is a controversial subject. Regardless of your view, the undisputed evidence shows a large number of legal immigrants coming into the country since 1970. Obviously, these individuals and families represent another pool of buyers.

Despite the wailing of so-called experts, the real estate market should continue to purr along as it always has. Real estate is still one of the best investments. Yes, there will be fluctuations, but the prophecies of doom and gloom are unsupported by the facts.

2006 Cincinnati Reds Predictions

The Cincinnati Reds showed glimpses of becoming a good team in 2005. They brought big bats to the plate but they suffered from lack of quality pitching all season. In other words, they were the perfect overs team. The average total at home was just over 11 runs per game and the average on the road was barely under 10 at 9.9 runs per game. Consider playing overs on the Reds at home in 2006.

These Reds didn’t get along with the road at all as they were just 31-50 last season. It is yet to be determined on exactly how this season will play out as the Reds dealt away 2-time All-star Sean Casey who has hit over .300 in 5 of his last 7 seasons and has accrued 1125 hits in 1081 games in his career. They gained left handed starter Dave Williams from the Pirates. It hardly looks like a fair trade as Williams is just 17-26 in his career and was just a 10-game winner a season ago. Obviously, Cincinnati is building for the future and it doesn’t look like the future will be any time soon.

Aaron Harang leads this weak starting staff and he has been shaky at best. The team did trade for Dave Williams and Bronson Arroyo, and I do expect Arroyo to do a lot better in this division than he did in the toughest hitting division in baseball. The Reds haven’t gotten a solid feel for how their bullpen will shake out, and we are looking most likely at a bullpen by committee.

With Casey off to Pittsburgh, Adam Dunn, a converted left fielder, will likely return to first base. I expect shortstop sensation Felipe Lopez to pick up some of the slack for Casey by building off of last year’s All-star season in which he led all NL shortstops in homers and RBI’s. Lopez hit .291 last season , but I expect him to hit over .300 this year. Even without Casey the Reds should once again be powerful offensive lineup, but they didn’t do enough with their pitching situation to contend in the NL Central. Maybe one of the most powerful teams in the bigs, with Dunn being good for 40, and Griffey good for over 35 home runs. It’s going to be tough to tell who will make a move to make up for the losses of Casey and Willy Mo Pena, but if Griffey can stay healthy then this lineup will be difficult to face.

The Reds are a tough team to get a solid feel for betting wise and whenever we feel like putting some of our action on this team it brings back memories of Pete Rose and his shady days of managing this ball club. Let’s hope that everyone is more successful this season in placing wagers on the Reds than this former great player was.

Get a Hobby

According to Dictionary.com, a hobby is “an activity or interest
pursued outside one’s regular occupation and engaged in
primarily for pleasure” (Dictionary.com). Merriam-Webster
defines a hobby as “a pursuit outside one’s regular occupation
engaged in especially for relaxation” (Merriam Webster
Dictionary). A hobby is relaxation and pleasure, OUTSIDE of
one’s occupation. Many people today, go to work, come home, do
not do anything, and then go back to work the next day, like
mindless drones slaving away at their job, making money for
bosses and owners who are pursuing their own interests and
hobbies. That is why they started the business in the first
place; it was something interesting to THEM that THEY could
pursue. Well, it is time to work to live, not live to work; that
is my motto. Find something to do outside of the workplace,
something that YOU enjoy, something that relaxes you and brings
you pleasure. Find something you can do with your family or with
other people, to have good experiences, rather than that job you
are always doing.

It is time for such working people to find a new hobby. Find
something they like to do. There are a million hobbies or interests one
can pursue. Just think of all the things you like, or all of the
things you ever wanted to do. Think of what you need to do to
achieve those things, and start doing it. Do it in your spare
time. You will be surprised what a difference just half an hour
a day focused on one particular interest will do. Many of my own
hobbies I learned by studying them on my own in my spare time.
If you can learn anything, you can learn anything, it just takes
time, and if you prioritize right, time is something you do
have. Learn another language, a new game, a new sport, a new
musical instrument, or a hobby craft you would enjoy.

Maybe you have many interests or hobbies you would like to
pursue. That is great, the more the better. Variety is the spice
of life. Find a variety of hobbies you would like to pursue and
spice up your life a bit. Some of the hobbies I enjoy or camping
and hiking. I bought myself an acoustic guitar and taught myself
to play. I taught myself to play the piano a little, and I also
play the trumpet. One hobby is designing
websites. I speak English and Russian, but I want to learn some
other languages as well.

Geocaching is a fun new hobby; use Global Positioning Systems
to find hidden treasures. I also like to play yard games like
croquet, kubb, bocce ball, and others. Sports have always been a
way for me to find pleasure and relaxation. I play tennis,
basketball, golf, football, and others. Some people find
pleasure in scrapbooking or other hobby crafts.

If you cannot think of a hobby now, come to VarietyAccess.com
your online hobby store
and browse our hobbies. See if you cannot find one that
interests you. We provide everything you need or want to pursue
your hobbies or interests from sports hobbies to craft hobbies,
music hobbies to camping and outdoors hobbies. Whatever your
interests are, start pursuing them. Find an activity or interest
outside your regular occupation that YOU can do for pleasure and
relaxation. Start living again. Do not live to work, but work to
live. Think of anything and everything you enjoy or that makes
you happy and fill your lives with a “variety” of those things.
Quit living your life for things that are not important to you
and start living for the things that are important, recreation
with family and friends, relationships, self-improvement, and
the pursuit of happiness.

Scrapbooking for genealogists: 3 creative ways to preserve your family’s history

Whether you’ve spent several days, several years, or some time
in between in trying to uncover your family’s history or
researching your last
name origins, you’re no doubt looking for some creative
ideas for preserving whatever it is that you’ve found. After
all, computer printouts of a bunch of names are nice to have,
but you won’t exactly be proud to pass that around at the next
family reunion, would you? And think about this: wouldn’t it be
wonderful if one of your ancestors had considered generations to
come? You can do what you wish someone had done for you - you
can preserve the past for the future.

Themed scrapbooks help cover up the gaps

One of the easiest ways to preserve your discoveries is with a
scrapbook. You can compile a complete family history, or you can
create a themed scrapbook. A themed presentation is a
particularly good idea if you’ve perhaps had a lot of success in
finding information about a particular aspect of your ancestors’
lives, but have a lot of holes in the complete picture.

If that’s the case, consider themes such as these:

Early ancestors: This kind of scrapbook might include:

* A map of the location where the earliest ancestors you’ve
traced lived. * Short biographies. * Copies of deeds, wills, and
estate documents * Old photographs. * And, if you’ve managed to
locate their graves, photos of the cemetery.

Migration: Simply record how your ancestors migrated. Include:

* Passenger lists of the ships (check The Ships List at
http://www.theshipslist.com/). * Photos. * Passports and
naturalization papers.

Family occupations: How did your ancestors earn their living?
Did they farm? Were they doctors or lawyers? Actors? This kind
of scrapbook could include:

* Copies or transcriptions from journals. * Copies of
memberships in societies. * Prizes and awards won.

These are just a few ideas to get you started. You’re limited
only by your imagination.

Paternity Test: Are You The One?

With the dawn of the new era of technology, everything seems to be possible under the sun. With high tech gadgets and innovative devices, you can detect a fingerprint, a person lying, and even determine the father of your baby through paternity test.

Since the beginning of modern technology, paternity test has quite gained popularity since rape cases have escalated to greater height. Paternity tests, today, are one of the methods being used in solving cases that involve pregnancy, rape, child claims, and for very simple reason that the mother would just like to know who the father of the baby is.

Sounds quite peculiar isn’t it? But these things really do happen and there are women who just don’t know who is the father of their baby. Paternity test is also common in situations wherein the man does not accept the truth that he is the biological father of a certain child.

Generally, paternity test are conducted through a comprehensive DNA testing and analysis of different enzymes, proteins, and HLA antigens.

The utilization of DNA, when checking for confirmations of the alleged claims of fatherhood, ahs been a breakthrough in the world of science. It is also an effective measure because, in reality, the DNA of an individual is almost exact replicas of every “somatic cell” of the parents. The combination of these DNA from the parents is united during sexual reproduction wherein these combinations will form another new cell.

The paternity test, on the other hand, has three test options available: prenatal testing, viability test, or in-home testing.

The Prenatal Paternity Test

The very first option is the prenatal testing. This is done when the pregnant mother is still on its 10th through the 13th week or 14th to 24th week of pregnancy, depending on the procedure to be used.

Mothers who undergo through this option wish to determine the paternity even before the baby is born. The baby’s DNA is enough to determine and prove the paternity of the father.

Most people contend that it is not advisable to conduct paternity test during pregnancy. In contrast, conducting paternity test during pregnancy is already reliable and effective in determining the paternity. This is because the baby’s DNA is already developed since the start of conception.

Alternatively, the prenatal paternity test may be conducted either through amniocentesis or chronic villi sampling (CVS).

When using a chorionic villi sampling, the process is conducted during the 10th through the 13th week of pregnancy. In this process, the cells from the placenta are collected. This is done by inserting a catheter through the vagina to collect cells. The ultrasound will be the one to guide the OB-GYN during the process.

In amniocentesis, the process is the same. Though, it must be done during the 14th to the 24th week of pregnancy. Also, the type of cells to be collected is the loos fetal cells embedded in the amniotic fluid. It is the fluid that is collected.

The Viability test

This type of paternity test uses remarkable samples so as to check for the DNA. This is commonly used when the supposed to be father is not present or cannot be found. In this process, they use preserved samples like hair, body tissues, and blood.

The In-Home Test

This is the most convenient procedure among the three. The in-home testing, as its name implies, is done within the comforts of one’s home.

In most cases, people who uses this kind of method is not at all determined to make such a fuss about the issue. It is usually for some personal reasons or other rationale and usually wouldn’t want other people to know about it. Though, it must be kept in mind that the results derived from this process is not admissible in court in the light of rape cases, divorce, child custody, or other legal issues where determination of paternity is important.

In this process, the DNA is collected using the buccal swab. This buccal swab resembles to the common cotton-tipped swab but has a special component known as the “Dacron.” It is then rubbed against the interior of the individual’s cheek. Several loose cheek cells stick to the swab. Here, the DNA can be obtained.

After the DNA is collected, it will be brought to the laboratory for some series of tests. It is a must that DNA samples must be in a sealed and tamper-evident packing.

Usually, paternity test results are available after 5 working days. It can also be earlier depending on the viability of the samples.

Indeed, paternity test had definitely made a major breakthrough in the world of science. Because of these innovative procedures, paternity tests are now considered as one of the most effective investigative methods in the society today.

Iridology: A Natural Health 101 Article

What It Is

Iridology is the art of discovering weaknesses in the body through examination of the iris of the eye. Apparently based on an ancient Egyptian diagnostic method, modern iridology as we know it dates only to the mid-19th century. Today, practitioners photograph a client’s eye then compare the photo to one of any number of iridology “charts”, looking for signs of weakness in the body. They believe that the fibers and the pigmentation of the eye give clues to inherent weaknesses elsewhere. Practitioners often refer to iris photographs as “roadmaps to the body”. But iridology is only a diagnostic tool–it’s never a form of treatment.

What It Can Do for You

Iridology practitioners believe that careful, exhaustive examination of the eyeball can give valuable insight into a person’s genetic makeup and his chances of developing diseases like cancer, heart disease and high blood pressure. Practitioners admit that they can’t actually see the diseasethey only see the inherent weakness that allows the disease to manifest. Practitioners will often follow up an iris examination by making corresponding recommendations about lifestyle changes. A few practitioners also go so far as to claim that iridology gives valuable clues to a person’s emotional and mental well-being but most iridologists limit their practice to the identification of physical characteristics and natural weaknesses.

Finding a Qualified Practitioner

There is currently no federal agency overseeing the licensing or certification of iridologists and “diploma mill” credentials are common. If you’re interested in receiving an iridology assessment, look for a practitioner who belongs to the International Iridology Practitioners Association, the largest iridology organization in the U.S. and the one with the most stringent educational requirements. Be extremely suspicious of a practitioner who follows an examination with a sales pitch for vitamins, herbal supplements or similar therapies.

What The Critics Say

Critics of iridology are quick to point to a lack of scientific evidence and well-publicized schisms within the iridology profession as proof that iridology amounts to little more than folklore. At best, they claim it’s a worthless diagnostic tool–at worst, false “diagnoses” cause patients anxious moments while they wait for a physician to disprove the existence of a disease the patient never had in the first place.

My Opinion

My results with iridology have been mixed and I remain respectfully skeptical about its effectiveness. I would never recommend that a client rely solely on iridology to predict disease or diagnose an injury.

The Ultimate Web Site Marketing Strategies That You Should Know

Most of us know that we need to advertise our products and our services, some of us still believe we are too small to invest in a advertising campaign. Now while a full-fledged marketing effort may be too much for your operation, it is however crucial to your success that you are involved in some kind of marketing activities. While putting a few strategies into action will make a big difference to your business and will certainly help in reaching your intended audience. However, if you do not spread the word about your business, no one will know you are there.

If you don’t create a successful strategy for marketing your business, you can’t build a profitable online business. It’s therefore imperative to drive thousands of visitors to your web site, then convert them to paying customers.

How do you accomplish this?

Market With Consistency

Set up a clear marketing plan for your web site and stick to it. It is the foundation of your business.

Use Several Marketing Strategies

Do not put all your eggs into one basket by only depending on one marketing strategy. Just look at the latest Google update in which many commercial web sites which once had top rankings, dropped out of existence, instantly losing valuable sales.

By creating more than one strategy to market your web site, you can see which one works the best by attracting the most visitors.

Test Marketing

Continually test all your web site marketing strategies to see which one works the best. Eliminate those that are not profitable.

In addition to optimizing your web site and making sure the content you have included is interesting and valuable, your goal is to make sure that others can benefit from your services and products. But since your services or products are not necessarily for everyone, it doesn’t make sense to promote a business to those who will probably never use it.

1. Email Course or Tutorial

Set up an autoresponder that will deliver quality information over a period of seven days. This means you have multiple chances of contacting your visitor and to promote your product or service at the same time.

2. Create a Newsletter

Most folks don’t buy from you immediately but need to be contacted several times to put them in the buying mood. Place a subscription box on every page of your web site. Send out your newsletter every two weeks to keep in touch with your subscribers. Be sure to include original content along with new products you wish to introduce to them.

3. Word of Mouth

To help in making sure that word of mouth is included in your marketing efforts, each time you work with a client, ask if you can use them as a reference, especially if they’ve been happy with your services. Even better is obtaining a testimonial to include on your site. Personally, when clients comment favorably in response to something I’ve written, I immediately ask for permission to post their comments on my site. I then include a link to the client’s web site so that we each gain in the process.

4. Gaining Access to the Right Audience

If you’re not sure how to target in on the right audience, think about your area of expertise, the type of person you want to attract and where your own specialty lies. If you prefer providing your services to a large company, promote your products to a few major organizations. If you prefer working with the small to midsize company, focus in on the smaller companies.

5. A Powerful Article

There is nothing more effective than a powerful article. Almost every type of business has something to teach therefore coming up with an article is not difficult. Some people think that it’s all been said before, believing they have nothing new to offer, but I absolutely disagree. We each have something of value to share with other people therefore it’s only a matter of coming up with a unique way of saying it and running with the idea. Be daring and share something no one else knows about or present it in a way it’s never been said before. Pay particular attention to your experiences and before long you’ll have great ideas to write about. Articles are the perfect way of drawing attention to your web site, business, product and yourself.

6. Website Page Content

Spread your best keywords throughout the content of your pages. Include keywords in your H1 tag (main title) and H2, H3 tags (subheadings) as well as in the hyperlinks on your site and/or in outgoing links.

7. Networking with Others!

Are you making the most out of every networking opportunity whether it’s at a meeting, at an informal gathering or during a brief presentation? If you’ve developed good rapport with someone on line, don’t be afraid to ask for some support. You can usually read between the lines and tell if someone is open to your requests.

8. Pay per click (PPC) search engines

If you wish to generate traffic to your web site immediately, set up a Google Adwords or Overture campaign.

9. Your Presentation & Marketing Collaterals!

As you give thought to the methods that you plan on using for marketing your services don’t be timid about trying something unique and certainly don’t bypass inexpensive ways of promoting yourself. Continuously evaluate, test and refine your web site marketing strategies so that you can apply them to any product. These are the keys to building a successful marketing business.

Money Trails for Writers

I’m willing to bet that quite a number of you once had to debate (or discuss) the saying: “The pen is mightier than the sword.” If you were arguing ‘for’, you would have been able to come up with many examples of how words triumphed over muscles.

The fact is, words can triumph over just about anything. Even if you acknowledge the occasional truth of another saying, “A picture paints a thousand words”, any picture has its limitations. If the viewer is not certain what the picture is about, it takes words to explain. It also takes words to theorize about what led up to the picture, what happened after the picture was taken, drawn or painted, and the many reactions that the picture might prompt.

Visualize a website you’ve visited recently. Imagine it without pictures. Could you still find out what you wanted to know - or order the product you were after? The likely answer is ‘yes’. Now imagine it without words. What’s the situation this time? You’d be floundering.

What has this got to do with your writing career?

Everything.

If you can use words well, you can find a way to make money in many, many different arenas. Really, a competent wordsmith is spoiled for choice. Quite a number of writers (myself included) have found themselves in the happy situation of having to decide which trail to follow - because the load is too great if you try to do everything. In my case, I had achieved success in writing short stories, writing articles, writing books for children, writing promotional material (copywriting) and ghostwriting. I was working far too many hours a week… something had to give.

In the short term I focused on writing books for children, but this eventually gave way to writing ‘how to’ material and website copy. Now, I run an internet business and specialize in e-books and multi-media products. Words are still my business, but in many different ways. I have proved beyond doubt that there are endless opportunities out there for writers.

Money Trails: Where Your Writing Skills Can Lead

Here are just a few of the options for a skilled writer:

  • Writing articles - for magazines, websites and ezines

  • Ghostwriting - write for others who are either too busy or don’t have the skills (or both)

  • Copywriting - website copy, advertisements, promotional material, catalogues and much more

  • Writing books (fiction) - for children or adults. There are countless genres - crime, mystery, romance, adventure, fantasy, thriller, suspense, science fiction, westerns, historical and many more.

  • Writing non-fiction books. This is a huge field, both online and offline. Write for adults or children or in-between. Note: E-books are easy to produce and easy to sell, once you’ve learned the basics of selling online. Thousands of people are searching for ‘how to’ advice every day.

  • Creative pursuits - greeting cards, hand-made cards, hand-made books, decorative scrolls etc

  • Scriptwriting - plays and film scripts, for adults or children. Not easy to break in, but can be very, very lucrative.

  • Editing and Proofreading - if you have a strong background in English style and grammar, there’s ongoing work here. You need to establish a track record before you advertise, and be ready to produce samples of your work. There are a number of courses available to give you formal qualifications in this field.

  • Critique Service - if you already have writing credits, or a strong record in critiquing the work of published writers, you can establish a critique service. Set up a website and you’ll contact many more people.

  • Resumes - There’s a steady stream of people looking for organized, reliable writers to translate their work experience into an impressive resume.

  • Family histories - this is a specialized niche worth exploring. Set up some templates on your computer, obtain some basic equipment to scan photos/documents, and you can help others to organize their family stories. A good digital voice recorder is useful too.

  • Column Writing - If you are an expert in a certain subject, or have a great sense of humour and a whimsical ‘take’ on everyday life, explore the possibility of writing a regular column for your local newspaper or a specialist magazine. This can lead to bigger things later.

These 12 suggestions barely scratch the surface of career options available to writers. It’s one of the most flexible and portable careers available. Why not think hard about where your skill with words may lead? Finally, here are a few questions to help direct your thinking:

  1. What do I most like to read? (Fiction or non-fiction? Romances or thrillers? Biographies or ‘how to’?)

  2. What do I like to watch on TV? (Reality shows? Cop shows? Soap operas? The Discovery Channel? History?)

  3. What kind of writing makes the hours at the keyboard fly past?

  4. What is the best ‘fit’ with my life now - short stories, articles, a novel, ‘how to’…?

Once you start thinking about what you really want to write, you might be surprised to find yourself going in an entirely different direction. The only thing for certain is this: there are many trails that a writer can follow - and a number of them have the potential to bring in a very comfortable income.

Pre Flop Pot Limit Omaha Poker Strategy

When you are playing a game of pot limit Omaha it doesn’t really matter how good your hand is, because you can’t ever eliminate the risks. Other players can still beat your hand even if it is very good. Let’s say you have a hand of 2 Aces and 2 Kings and it is also double suited. If you want to know your overall winning chances you might get disappointed because they are low, only 50.000:1 against. But the trick is to calculate the odds with regards to hands others might hold. If one of your opponents has a hand like 9-8-7-6 double suited then your chances of beating his hand are 3:2, which is quite low considering you have two high pairs double suited. So, this situation make us all wonder if we should or shouldn’t raise when we have a good starting hand in pot-limit Omaha.

If we always raise when we have Aces then there will be a problem with our game style, because it become predictable, others can tell every time we raise what our hand is. Knowing that, they will play accordingly and no mistakes will be done from their part, so you chances of winning get lower and lower.

You can always decide to limp in. Although better than just raising every time you hold Aces, this isn’t such a good approach either. Why? Well simply because when you call or raise on the flop everyone will pretty much know or realize what kind of hand you have. And if you don’t raise before the flop then you can’t make other that limp pay how they should to see the flop cards, when you actually have a very good hand to start with. And in the end you won’t get as many pots as when you play with the arising with aces method.

You have to learn to raise in the pre-flop with many types of hands. That will give you and your poker style lots of advantages like being impossible to predict.
